नेपालको घरबहाल कर सम्झौता नमुना (House rent agreement format) Nepal

 नेपालको स्थानीय निकाय (गा.पा/न.पा) अनुसार घरबहाल कर सम्झौता गर्ने नमुना:

घरधनी र घरबहालमा बस्ने व्यक्ति बीच भएको घर बहाल सम्बन्धी सम्झौता पत्र

(यसपछि दोश्रो पक्ष भनिएको) का बिच मिति ............................ मा देहायका शर्तका अधिनमा रही घर बहालमा दिने लिने सम्बन्धमा मन्जुर भई यो सम्झौता गरि एक एक प्रति आपसमा बुझि दियौं, लियौं :-

शर्तहरु

१.         प्रथम पक्षको नाममा रहेको .............................. नगरपालिका वडा नं. .......... कि.नं. .............. स्थित जग्गामा बनेको घरमा रहेको ................. तल्लाको ....................कोठाहरु प्रथम पक्षले दोश्रो पक्षलाई बहालमा उपलब्ध गराउने ।

२.         प्रथम पक्षको घर/कोठा बहालमा लिए बापत दोश्रो पक्षले प्रथम पक्षलाई मासिक रु. ....................../- (अक्षरेपि ..............................................................) मात्र उपलब्ध गराउने ।

३.         दोश्रो पक्षले प्रथम पक्षलाई सम्झौता बमोजिमको घरबहाल रकम बुझाउने ।

४.         घरको सरसफाई, सुरक्षा र सामान्य मर्मत सुधार दोश्रो पक्षले गर्नुपर्ने र ठुलो मर्मत गर्नुपरेमा प्रथम पक्षले गर्नुपर्नेछ ।

५.         प्रथम पक्षले दोश्रो पक्षलाई पानी, बिजुली प्रयोग गर्न दिने र सो सुविधा उपयोग गरे बापत दोश्रो पक्षले आपसी सहमतिमा निर्धारण गरेको दरमा रकम प्रथम पक्षलाई बुझाउनु पर्नेछ ।

६.         दोश्रो पक्षले फोहोर संकलन बापतको शुल्क प्रथम पक्षलाई बुझाउनु पर्नेछ/बहालमा बस्ने आफैं तिर्नुपर्नेछ।

७.         बहाल दुवै पक्षको आपसी सहमतिमा बृद्धि हुनेछ तर २ वर्ष नाघेपछि निश्‍चित दरमा बृद्धि गर्न बाधा पर्ने छैन ।

८.         सम्झौताको म्याद सकिनु अगावै दोश्रो पक्षले घर छाडी अन्यत्र जान चाहेमा ६० दिन अगावै प्रथम पक्षलाई जानकारी दिनु पर्नेछ ।

९.         सम्झौताको म्याद सकिनु अगावै प्रथम पक्षले घर खाली गर्न चाहेमा ६० दिन अगावै दोश्रो पक्षलाई जानकारी दिनु पर्नेछ ।

१०.     प्रथम पक्षले सम्झौता विपरीत आधारभूत सुविधा उपलब्ध नगराएमा वा दोश्रो पक्षले घरको हानी नोक्सानी हुने काम गरेमा, घरको सुरक्षा र वातावरणमा प्रतिकूल असर पर्ने कुनै काम गरेमा जुनसुकै समयमा पनि सम्झौता रद्ध हुनेछ ।

११.     प्रथम तथा दोश्रो पक्षको आपसी समझदारीमा सम्झौताका बुँदाहरु थपघट हुन सक्नेछन् ।

१२.     यो सम्झौता २०................. गते देखि २०..................सम्मको लागि हुनेछ। दुबै पक्षले चाहेमा सम्झौताको म्याद थप गर्न सकिनेछ ।

The Shaping Of Modern Nepal.

 They will stop degrading us. They will not control us. We will be victorious. We, the people of Nepal, cannot leave it to the politicians to bring about an economic turnaround. Those filthy politicians must only stick to their profession of doing politics and leave business alone. In short, they just need to do nothing, because if they try to do anything, it starts to deteriorate the economy. Political parties are good at obstruction, destruction, motivating people for strike, in other words, they are good at halting the economy. A firm bureaucracy, if not Autocracy, is what we want, that can stand up against the politicians and implement policy decisions that will lead to economic growth. Nepal needs to hitch a ride on the fast growing economies of China and India. We need to stop arguing about the worthless topics as who will be elected next P.M and which party has got the correct theories(ideologies), but we should start making changes. Changes, despite being small, can bring a huge turnaround: like arranging the fiscal year that is aligned with global practices, cutting down holidays, removing the practice of shutting offices an hour early during the winter and shutting markets on holidays. Nepal is not a country without potentials and opportunity as we, youths, think these days. But a country with the 40th largest population in the world. We are not landlocked but land-linked to two of the world's fastest growing economies. We are not India-locked but are gifted with by a market size of 300 million, equivalent to the US population, just in the part of India that we are adjacent to. The property evaluation at New Road or King's Way is comparable to New York or King's Way(England). For these many years Remittance has supported the Nepal's economy, now is the time to invest it in large scale infrastructures (Upper Tamakoshi for instance), business and commerce rather than spend it on pity things as building house in Kathmandu or buying plots of land, etc. Apparently, the lead to this transformation has to be taken by the private sector. We are the young generation who are going to hold respectable positions in the society as engineers, doctors, businessmen, lawyers and service holders. We cannot leave the leadership of our society & our country to those back bencher politicians, as they are not good at turnarounds. We have already witnessed the chaos & corruption invited by there old and rusted minds when they gain control over business institutions as in cases of Bansbaari Leather Industry, Gorakhkaali Tyres, Nepal Oil Corporation, Nepal Airlines Corporation, Ropeway, Railway( there used to be about a hundred kms of railway track in the history), Sajha Yatayat, Trolly Bus Service, Nepal Electricity Authority (remaining as No Electricity Authority) and the list goes on... My conclusion is, let up take the charge and take the responsibility of developing the country by supporting economy side by side to peace, prosperity and professionalism. The entrepreneurs of modern Nepal could be a farmer or a large-scale investor, an engineer-who builds infrastructures or a doctor-who provides health facility, a teacher to share the knowledge or a businessman to conduct trades, an industrialist or a worker, a lawyer or a journalist, or it could be U !

To the Next Step..

We might not have had a great ride of economic turnaround in the last few decades of 'democracy' and our high flying dreams of Nepal becoming like Singapore, Switzerland, Japan, or S.Korea after the political revolutions. But looking back in the past decade we actually observe that Nepal has transferred politically and socially so much. We are proud to call ourselves the world's youngest republic after dismantling a 240-year old institution('monarchy'). We have brought an end to the insurgency and began political reconciliation along with fulfilling ve 60-year old dream of writing our own constitution.
We can keep on complaining about what has not good right. But in the part 10 years of nation's history, we have good quite far. Bringing about a huge political reformation and shaping the administrative system of our country through the people whom we voted and who came from among us. Republic has been established and our president is not just another rich guy from the politically high clasped family, but he is one of us, a person who used to look after buffaloes in his childhood days in the plains of tarai. People are now aware of their rights and are rising to speak of themselves. Health and education have been in reach of poor and marginalized people, they can have jackets and shoes for cheap prices, thanks to the neighbouring China, people are able to afford the basic necessities. Communication has been modernized as 40% of the population hold mobile/ PSTN telephones and F.M radio can reach even upto the distant and remote parts of Nepal.
The last decade witnessed the emergence of China, India and Brazil in such a way that the upcoming years are forecasted to be in the dominance of now developing nations rather than the developed ones. Nepal stands on the politically, economically and strategically vital geographical region ie between world's two most populated and enormously expanding(economically) countries. They are going to be the centre of world's attraction as proved by the recent visit of presidents of p-5(world's most powerful 5 coun tries) to our neighbours.
Nepal is doing no more good than being a witness in such an important process of transformation. So the question arises, why can't Nepal be one of them and move upward the ladder of economic development? And hence the question remains.
